The financier purchased a smaller island - the Little St James - back in the late 1990s, but subsequently obtained the bigger adjacent island in the year 2016 for a sum of $22.5 million.
These photos suggest he had drawn up ambitious plans to develop the sprawling island by constructing residences, an amphitheatre, an submerged workspace and a reservoir.
Marked on the drawing is Pillsbury Sound, a strait in the territory, indicated on the south-eastern section.
The site plan is annotated in notations in red and contains a legend identifying different parts of the land.
In addition to this are what look to be an additional nine construction diagrams and construction drawings, such as designs for dock shelters.
